Don’t Make These Mistakes

As a Seller make sure a professional photographer is hired to take photos of your property. Buyers start their research on the internet. Beautiful photographs will help your home stand out from all the other homes in the same price range. Don’t risk having a buyer dismiss your home before even visiting it.

If your asking price isn’t realistic Buyers will wait to contact you until they see the price drop. Getting a seasoned professional to make sure your property is priced right for the current market conditions will make a big difference in the ultimate sale price.  I utilize ‘pricing committees’, where I invite 8-10 local, active agents (from all companies) to meet at my upcoming listing and compare notes about pricing considerations.  I present the feedback from the pricing committee to my ‘seller’ for their consideration.  Together we determine the optimum list price for your property. 

Staging is an important strategy for the marketing of your home. Staged homes create emotion and most often sell in a shorter time frame and for more money.  The staging can incorporate your own furnishings or those of a professional stager.  Staging can be nothing more than your storing any personal photos and decluttering.  You want buyers to picture themselves in your home.
