I worked with Kate to sell my north-of-Montana home which had been in my family for nearly 50 years. The decision to sell was not an easy one. Aside from the sentimental aspect, deciding to leave such a superb location required a lot of thought. I was particularly appreciative of Kate’s no-pressure approach. She doesn’t go door-to-door to solicit business, rather she relies on word-of-mouth references from clients and their actual experiences. I sought Kate out for this reason along with her involvement in and dedication to the community, I had high expectations, and those expectations were exceeded. From the beginning, after our first meeting, Kate left the ball in my court to make my final decision without any influence or pressure whatsoever. Once I made the decision to proceed, Kate’s experience and ability were immediately evident in handling/managing the entire transaction. My property was unique for the neighborhood – an older, smaller home that had been completely and extensively renovated from top to bottom, never done with the intention of selling it. There were no really good comps on which to base a price. Kate managed/administered a process to determine pricing, involving both other agents as well as my own “gut” input. The process turned out to be 100% accurate (and well-exceeded my expectations) for both listing and selling prices. In addition to this, Kate and Ashley, her assistant, worked closely from beginning to end with all the entities involved in getting the home sold. Little mistakes that so often happen and need to be corrected during an escrow were completely avoided as a result of them being 100% on top of things. Ashley managed/handled all the inspections and other required visits to the property when I could not, and took great care of my home ensuring everything was kept clean and secure when I wasn’t there. Having bought and sold many homes, this was by far the easiest and most efficient experience from beginning to end that I’ve ever had. I was kept proactively informed throughout and never left to wonder about anything. Aside from all this, Kate and Ashley were an extreme pleasure to work with, sincerely nice and down-to-earth people, committed to the satisfaction of their clients. I will truly miss interacting with them both. Without any hesitation whatsoever, I highly and strongly recommend Kate for your real estate needs.

We were thinking about moving to Massachusetts sometime in the fall of 2020. But we found a house we loved in January. To get that house we had to sell our house in Santa Monica, fast!
When we first thought of selling our home, we choked when we saw how much commission we’d be paying a real estate agent. A friend who flips houses told us we didn’t need one. Just a lawyer. We recently sold our Santa Monica condo, and were extremely happy to have selected Kate Bransfield as our realtor. She and her assistant, Ashley Chiara, did an absolutely wonderful job with every aspect of the listing. Our favorite part of working with Kate and Ashley is their approach to their work. It’s all too easy to fall into an “us against them” mentality, but Kate views her role as a facilitator of two parties with mutual interests in transferring property. Kate and Ashley handled bids for staging the condo and it looked really good prior to the first open house. The photos looked incredible as well, and the listing was really professional. We almost couldn’t even believe it was our place when we saw the photos. We received 15 offers (!) after the first open house, and Kate did a great job explaining to us the details of each offer and providing guidance on which ones were the best to pursue. My wife and I both have busy work schedules, so these phone calls often happened at night and Kate was very accommodating of our schedule. After selecting a final counter-offer, Kate maintained constant communication with us and answered all of our questions and concerns. Quite a few logistics had to fall into place before escrow closed, and the process was always very clear to us.

To those who don’t know her, and because you can see Kate’s ads all over the place in Santa Monica, it could be possible to confuse Kate with a wholesale real estate agent who is perhaps driven by trying to have as many clients as possible. The problem with wholesale is that it usually compromises the quality of services provided for the quantity of clients. But that perception could not be farther apart from reality. After we decided to start working with Kate to find our first home as a married couple, we not only found a great agent, but a friend. Note, however, that her friendly demeanor does not compromise her professionalism at all; this quality alone is a very rare attribute to find in the business world. Moreover, Kate takes the concept of customer service and satisfaction to a whole new level. She provides the small-town, personalized, hands-on service you normally do not find in a large metropolitan area like Los Angeles.
